GARAGE CONDOS
Garage Condos are a place that you can call your own, because it is. It’s a large garage attached to other large garages, normally referred to as a "Garage Condo." It’s a place where you can keep your toys, have your own man cave, store your supplies and use as a work area for any other hobby you might have that needs space. It is uniquely your own. We offer you a number of different sizes plus the chance to build your own garage interior and set it up the way you want.
- We offer garage condos in a variety of sizes to suit your needs from 700 sq.ft. to 3600 sq.ft. All have 19 foot ceilings to accommodate a second floor and vehicle lifts.
- All condos can be custom built on the inside to meet your needs.
- Condos are purchased by unit and have a monthly association fee.
- Condos can be combined for custom sizes. You could also have a drive through by purchasing back to back units.
- Each Condo is plumbed for a full bathroom.
- Each Condo has its own heat and programmable climate control.
- Each Condo has full utilities with 100 electrical amp service.
- Each Condo has 14 foot insulated overhead doors including window panels in the top two garage panels.
- Each Condo is plumbed for a utility sink, in addition to the bathroom plumbing.

GREAT NEWS!!! Vertical construction of the Waterford Garage Condos Phase 1 Buildings A & B is underway. The structures are going up and we hope to have them ready for interior build out by the end of January.
Here's how things are expected to go:
- The exterior shells of Buildings A & B are going up now.
- The exterior shells will be finished around the end of January, at which point the other contractors can start working inside.
- Once inside, they'll need approx. 4-6 weeks to finish.
As always, this is how we expect things to go, but since unexpected situations always seem to pop up, we’ll just have to see. Hopefully the weather cooperates more than it has and we can adhere closely to the current schedule.
We’ll post more frequent updates as things progress, meanwhile please contact us immediate if you're thinking about buying a phase 1 Garage Condo unit. We need to know where you want your floor drain, bathroom, utility sink, or other upgrades located. Otherwise we have to choose for you.
This complex will be built in three phases. Phase 1 consists of two Buildings (A & B) containing 16 Garage Condos, plus a Community Rec Room with Couches, Big Screen TV, Kitchenette, and Bathrooms! Site clearing has already started for construction and each unit is Build To Order and units are built when a building is sold out. This is Phase One pricing and once the first 16 units are sold out, the prices will increase. So if you are interested in that size you'll want to get your deposit in as soon as possible!

Our latest update on property taxes are rated at $52.50 per $1,000 on SEV. That translates to about $2500.00 per year on the smaller units and about $3100.00 per year on the larger units. SEV is normally 50% of the overall value of the property being taxed. This rate is at a Non-Homestead tax rate. Association dues are set at $60 per month.
We have also upgraded all garage doors to include two full panels of tinted windows allowing more outside light into each unit, fully insulated walls and ceiling, 19' vaulted ceiling for more height clearance, and plumbed for a full bath and utility sink!
